• "User Generated Content" refers to listings, buyer criteria, feedback, files, messages, or media uploaded to the Platform by Users.

3. Eligibility

By using the Platform, you represent and warrant that you are at least 18 years of age and possess the legal capacity to enter into binding agreements under European Union law and the laws of your country of residence. If you are accessing the Platform on behalf of a corporate entity, you represent and warrant that you have the authority to bind that entity to these Terms.

4. Permitted Use

You are granted a non-exclusive, non-transferable, revocable, limited license to access and use the Platform strictly in accordance with these Terms. You agree to use the Platform solely for lawful purposes related to searching for properties, posting legitimate buyer/seller requests, downloading guides, and communicating with Home Find advisors.

5. Prohibited Activities

You may not access or use the Platform for any purpose other than that for which we make the Platform available. Prohibited activities include, but are not limited to:

• Systematically retrieving data or other content from the Platform to create or compile, directly or indirectly, a collection, compilation, database, or directory without written permission.
• Deciphering, decompiling, disassembling, or reverse engineering any of the software components comprising the Platform.
• Using any robot, spider, crawler, or scraper to access the Platform or bypass security protocols.
• Interfering with, disrupting, or creating an undue burden on the Platform or the networks connected to the Platform.
• Attempting to impersonate another user, partner, or agent of Home Find.
• Uploading or transmitting viruses, Trojan horses, or other malicious software.
• Using the Platform to send unsolicited commercial emails (SPAM) or marketing materials.

6. User Responsibilities

As a user of the Platform, you agree to:

• Provide accurate, current, and complete registration details and contact information.
• Maintain the confidentiality of your account credentials and immediately notify us of any unauthorized account activity.
• Ensure all submitted listings, requirements, criteria, and messages are true, non-misleading, and comply with all applicable consumer protection and advertising laws.

7. Property Listings Disclaimer

Home Find displays property listings, details, and advertisements for informational purposes. While we strive to maintain the integrity of our platform, Home Find does not guarantee the availability, specifications, accuracy, or pricing of any property listing. Listing details are provided by property owners, brokers, or external feeds, and must be verified independently through site visits, legal checks, and contract reviews.

8. Market Information Disclaimer

Any market trends, intelligence reports, historical data, price indices, tax thresholds (including VAT estimates), or economic analyses provided on the Platform are for educational and general informational purposes only. They do not constitute official statistics, tax returns, or binding valuations.

9. AI Matching Disclaimer

Our AI Match, concierge algorithms, and search recommendation tools (powered by AiX OS™) process listing data and user requirements dynamically to generate compatibility recommendations. These matches represent automated statistical compatibility and do not constitute professional advice, endorsement, or guarantees of transaction success or suitability.

10. Investment Disclaimer

The acquisition of real estate assets involves significant financial risk. Nothing on the Platform constitutes investment, financial, tax, or legal advice. Home Find and its advisors provide transaction facilitation and information services, but do not guarantee investment performance, capital appreciation, rental yield, or ROI on any assets referenced on the Platform.

11. Insurance Disclaimer

Any insurance quote estimates, benefit summaries, or consultation referrals offered on the Platform are preliminary. Home Find does not guarantee insurance policy approval, premiums, or specific coverage limits. All policies are subject to the underwriting criteria, terms, and final approval of licensed third-party insurance providers.

12. Mortgage Disclaimer

Mortgage calculation estimates, interest rate simulations, and financing matching tools are provided strictly for guidance. Home Find does not act as a lender or credit broker, and does not guarantee mortgage or loan approval, interest rates, or specific financing terms. All credit agreements are subject to the underwriting requirements, credit history verifications, and formal approval of regulated lending institutions.

13. Intellectual Property

Unless otherwise indicated, the Platform and all content, including source code, databases, functionality, software, website designs, audio, video, text, photographs, graphics, and trade name logos (collectively, the "IP") are owned or controlled by us or licensed to us, and are protected by copyright, trademark, and other intellectual property rights under international conventions and EU regulations.

We reserve the right to review, edit, or delete any User Generated Content that we deem inaccurate, misleading, or in violation of these Terms.

16. Third-Party Services

We integrate with and refer Users to licensed third-party professionals for mortgage brokerage, insurance underwriting, legal assistance, and property valuations. You acknowledge that your engagements with these third parties are subject to separate agreements, and Home Find holds no responsibility or liability for their services, actions, or omissions.

17. External Links

The Platform may contain links to external third-party websites. These links are provided solely for convenience, and we do not monitor, endorse, or accept responsibility for the content, privacy practices, or accuracy of external websites.

18. Availability of the Platform

We strive to maintain continuous access to the Platform. However, we do not guarantee that the Platform will be available at all times. We reserve the right to suspend access for maintenance, updates, security upgrades, or server migrations without prior notice.

19. Limitation of Liability

To the maximum extent permitted by applicable EU law, Home Find, its directors, employees, or agents shall not be liable to you or any third party for any direct, indirect, consequential, exemplary, incidental, special, or punitive damages, including lost profits, lost revenue, loss of data, or other damages arising from your use of the Platform or services, even if we have been advised of the possibility of such damages.

These Terms of Use and your use of the Platform are governed by and construed in accordance with the laws of Romania, without regard to its conflict of law principles, and subject to the mandatory consumer protection laws of your country of residence within the European Union.

22. Dispute Resolution

Any legal action or dispute arising out of or related to these Terms of Use shall be submitted to the exclusive jurisdiction of the competent courts of Bucharest, Romania. Additionally, EU consumers have the right to access the European Commission's Online Dispute Resolution (ODR) platform at https://ec.europa.eu/consumers/odr.
